I dont have a specific house in mind right now, but the ones ive been looking at are about 20-30 years old. all have had a remodel recently.

My stepdads a termite guy and my moms a bank operations manager. so i wont get screwed on those 2 things.

They are building a Toyota plant about 20 miles from my parent's house. We had been trying to sell some land for about a year and a half..As soon as they announced the plant we jacked up the price and sold it all in less than a year. :woot:

Big hirings can do wonders for real estate value.

If you are moving from living with your folks to a house, you will need about 3k in savings to buy all the small stuff...like appliances, furniture, salt/pepper, lawn mower, etc. That stuff adds up quickly.

Having your own house at 21 is good stuff, I bought mine at 24. Just go slow.

If you are buying an older home, try to predict what is going to break within the next 5 years and budget for it (roof, central heat and air, etc.)

The company i work for is global and makes reconnaissance, surveillance, and target acquisition products for multiple country's and has for a long time.

and JSF has nothing to do with me or my pay, or my ability to buy a house. I just wanted to buy one before all the new families coming in drive the prices up.

This does not give you enough time to build equity based upon the interest amort schedule. Tack on property tax, insurance, and maintenance costs and you could end up losing money compared with renting.

He's a DoD contractor...they don't move/leave as often and when they do, moving expenses are often covered.

It's an allowable cost under many/most cost plus incentive/award fee contracts.

Not always, I'm on my fourth house in 11 years. First house stayed in three years and made 10k, second we were in for 2 only made 5k on that one, third we were in for 3 and made 76k, the one we're in now we could sell for ~60-65k more than we bought it for and all we've done is paint a few rooms in all houses.

Got it for less than $10,000 than their original asking price. 2 stories, 3 bedroom, large living room, large den, all wood floors, newer A/C system, etc etc. I'm thrilled about it!


Words of wisdom, get a professional home inspector to check everything out. Any issues get 2 (min) contractors to give you estimates of the cost to fix the problems. The house I'm buying needs a new roof and consequently I got it for a lot less money than current market on a similar house.

They were asking 145900 I offered 145000 and they pay my first year insurance, give me a warranty and pay all closing cost. All that was 7500 plus the 900, so I jew'd them down 8400 on the offer.

140k is about as low as you're gonna get a condo here for, 1200sq ft ranch is about 170-200k

Mine was 134k in 05' and the cheapest new condos around... 900sq ft :(

Now the jungle bunnies are coming out of Detroit with their government subsidies and renting all 3 of them. The profit I make from the 3 properties pays for rent at my condo. Coloreds aren't completely useless.

They were in bad shape when they moved in. They were just good enough to pass city inspection and get a certificate of occupancy. All 3 are section 8 renters so at least it is somewhat reliable income. If it fails I kick them out renovate the properties and sell.

But lighting must be upgraded. Relatively simple project and very inexpensive. Big bang for buck as far as improving appearance.

2 Bathrooms, kitchen, foyer, and small laundry closet was $805 labor, $225 for thinset, grout, and 1/4 round. and the tile was $750 so $1780 total for 380 sqft.

$4.68 per sqft installed.

they cut up a few sections off the laminate and since it was fully glued. they put some kind of chemical down on it and i had to buy a special kind of thinset that was twice the cost of the regular stuff. Everyone i talked to said its good to leave it down because the foundation may settle and crack the tile. I talked to a few tile people and the guy that works at lowes and they all agreed so i went with it.
